For Homeowners

Something's in your house. This is exactly what we do.

Scratching over the bedroom ceiling at 2 a.m. Thumping in the wall. A smell you can't place. Homeowners are most of our work and the reason this company exists - you don't need a property portfolio to call us, you need the noise to stop and the hole sealed so it never comes back.

How it works

Four steps, and your house is yours again.

1. Free inspection. We walk your roofline, your attic, and your foundation with a ladder and a headlamp - not a guess from the driveway. You get told exactly what animal it is, how it's getting in, and what it will cost to fix, in writing, before you commit to anything.

2. Humane removal. The animal comes out alive whenever it's possible - one-way doors, reunite protocols for mothers with babies in spring, hands-in-the-wall work when it's needed. We never use poison, and we handle the DNR rules so you don't have to think about them.

3. Sealed for good. Removal without exclusion is a catch-and-release that gets you another animal in the same hole by fall. We seal every entry point and every weak seam along the roofline - and warranty that work against re-entry for two full years.

4. Cleanup and restoration. If the animal left contaminated insulation, droppings, or chewed wiring behind, we decontaminate and re-insulate to code. Your attic ends up better than before the animal moved in - and if insurance applies, we document everything they need.

Not sure what you're hearing?

Daytime scampering is usually squirrels. Slow, heavy thumps at night are raccoon. Fast pitter-patter in the walls after dark is mice or flying squirrels. Describe the sound and the time of day when you call - we'll usually know before we pull the ladder off the truck.

What it costs

Straight answers on price.

Every home is different, so we quote on-site, in writing, before any work starts. As a rule of thumb: trapping starts at $399, most single-story homes come in under $2,000 for complete removal and exclusion, and full attic restorations typically run $3,000 to $6,000. The inspection that gets you your exact number is free for most homes.

If you've been quoted a few hundred dollars by someone else, ask exactly what's being done. Most cheap quotes are trap-and-leave with no exclusion - which is why we get called to the same houses a season later. See the full breakdown on our pricing page.

Why homeowners pick us

The house call we'd want at our own place.

James leads every job. The owner is on your roof, not a subcontractor. That's why the reviews read the way they do - 5.0 stars across 113 of your neighbors in Indianapolis, Carmel, Fishers, Westfield, Noblesville, Zionsville, Greenfield, and Anderson.

Real photos, no stock. Every before-and-after on this site is from an actual central Indiana home we worked on - see the attic restorations on our insulation page and the real calls in our case studies.

Humane isn't a buzzword here. Baby raccoons come out by hand and get reunited with mom. Bats get one-way doors timed around the maternity season. It's better for the animal and it's also just how the job is done right.

The longer an animal stays, the more insulation, wiring, and drywall it costs you. Most of our biggest restoration jobs started as a noise somebody lived with for a season.
